Where it is

The house is in the rolling hills above the Niccone valley, just north of Lake Trasimeno. It is exactly half way between Cortona and Umbertide. Florence and Rome are within easy reach by both car and train.

We are on a quiet graveled road 2 kms. from the main road. The nearest village, Mercatale, is about 10 mins away. This small prosperous un-touristy village has two supermarkets, two butchers, chemist, bakery, and other basic shops, banks with cash points, family run trattoria, bars, internet cafe, petrol station, and car repair garage. Outside the village, nearer, to the house are two bars supplying basics.
